As a Construction Manager, we manage a subcontractor team to build or renovate a structure for a client. At MacMillin, we act as the hub of a team, facilitating communication between the owners, the architect, and the engineer. We make your project an enjoyable, integrative process. Detailed & Accurate Estimating

Our estimators provide accurate information from conceptual estimating through delivery of the guaranteed maximum price (GMP) and beyond. Their experience and extensive project databases allow them to use even very preliminary drawings to develop detailed assumptions and relevant cost data. This allows our estimating team to develop a cost-benefit analysis on various design options and highlight the most efficient alternatives. We provide detailed information on issues such as durability, operating costs, installation methods, and market availability.

Constructability Reviews

During the design process of construction documents, we review constructability issues from a builders’ perspective to help the design team develop a complete set of bid documents. We work with our client to issue a fully coordinated set of construction documents, to provide needed information for financial providers and to provide scope of work for project subcontractors.

Schedule Controls

Whether your project requires a fast-track 8-week schedule or a multi-phased, 18-month schedule, we provide a solution to make the construction schedule work. Master and phased construction schedules are developed with the input of all subcontractors, integrating all critical activities including owner decisions, submittals, material procurement, and installation durations.

Open book sub-bidding

As Construction Manager, we competitively bid the entire scope of work for the project. We obtain a minimum of three competitive bids per trade to present to the project team in an open book format. This thorough, inclusive process ensures that the schedule, budget, and quality objectives established at the project’s inception will be met.

Quality Assurance

The objective of our quality assurance program is to provide the guidelines and methods necessary for planning, implementing, monitoring, and surveillance of the work. This will ensure that all facilities, systems, and structures provided by MacMillin are designed, fabricated, installed and inspected, tested, and maintained in compliance with designer’s specifications and drawings.

Commissioning, Close-out, and Warranty

MacMillin views the project close-out and turnover phase of a project as possibly the most telling indication of how well we have performed our duties as Construction Manager. We have long maintained a formalized program for addressing activities from the substantial completion stage of a project through to the warranty. We have found that proper implementation of this program has greatly diminished callbacks and has provided our clients with few, if any, lingering problems.
